3D laser scanning is a non-invasive surveying method that captures the size, shape, and spatial relationships of objects and surfaces within a physical environment. This is done by collecting a dense cloud of data points that map the real-world conditions of your site in three dimensions.
The result is a highly detailed, true-to-scale 3D model of your site or structure. These models are used across a wide range of applications, including:
Our laser scanners record every visible feature of your site with pinpoint precision, helping you avoid errors, reduce delays, and visualise your entire project before a single brick is laid.
MCS Surveyors’ 3D laser scanning services deliver a range of benefits to professionals in the design, construction, and property industries:
We offer a streamlined, end-to-end scanning service tailored to your project scope. Here’s how we work:
Our experienced surveyors visit your location with the latest laser scanning equipment. Each scan captures millions of data points, creating a precise snapshot of your environment. The process is fast, unobtrusive, and suitable for residential, commercial, and industrial sites.
Once collected, the scan data is processed in-house by our expert team. We use professional software to convert the raw point cloud into usable digital assets. Depending on your needs, we can produce 2D plans, BIM-ready 3D models, and even virtual walkthroughs to support planning, design, and construction.
We deliver clean, structured files ready to be used in your next stage of development. Whether you need detailed CAD files, 3D models for design integration, or documentation for council approvals, we ensure your output is accurate, complete, and professionally presented.
Whether it’s a single dwelling or a large commercial development, set out surveys give all parties (including builders, engineers, and certifiers) the confidence to proceed without second-guessing critical measurements.
Our 3D laser scanning services are suitable for a wide range of projects across Sydney:

3D laser scanning is a non-contact surveying method that records the position and shape of visible surfaces. The scanner collects millions of spatial measurements to create a detailed three-dimensional record of a building, structure or site.
A point cloud is the collection of individual 3D measurement points captured during laser scanning. These points represent the surfaces and features within the scanned area and can be processed to create plans, sections, elevations or three-dimensional models.
3D laser scanning can support renovations, extensions, commercial developments, industrial facilities, heritage documentation, structural assessments, construction verification and building services coordination. It is particularly useful for complex or irregular spaces that are difficult to measure manually.
A point cloud is the measured spatial data collected by the scanner. A 3D model is a processed representation created from that data. Producing a detailed CAD or BIM model requires additional processing and should be included in the agreed project scope.
No. A laser scanner records surfaces that are visible from its scanning positions. It cannot see through walls, floors, soil or other solid objects. Additional scanning positions or underground service locating methods may be needed to document obscured features.
The achievable accuracy depends on the scanner, distance to the surfaces, site conditions, scanning method and required deliverables. MCS Surveyors can plan the survey to meet the accuracy requirements of the design, construction or documentation task.
Laser scanning is non-invasive and can often be completed with limited disruption. However, people, vehicles, equipment and temporary obstructions may block important surfaces, so access and site conditions should be discussed before scanning begins.
Deliverables may include point cloud files, 2D CAD drawings, sections, elevations, Revit models or other BIM-compatible formats. The required software, file type, level of detail and intended use should be confirmed before the survey.
