What Is a Building Set Out Survey?
A building set out survey is the process of transferring your approved building design from paper (or digital plans) directly onto the physical site using precise survey instruments. This is done by a licensed surveyor who marks key reference points and outlines on the ground, showing exactly where structural elements like walls, columns, and footings will be constructed.
These marks serve as the foundation for the entire build, ensuring that every element is correctly placed within your property boundaries and according to council-approved development plans. The surveyor references control points, boundaries, and design coordinates to calculate the exact positions required on site.
Commonly marked features in a building set out survey include:
- External walls and slab edges
- Gridlines for structural frames
- Service entry points (e.g. plumbing, electrical)
- Setbacks from boundaries
- Finished floor levels
Without an accurate set out, builders may unknowingly begin work in the wrong location; leading to boundary encroachments, non-compliance with permits, or misaligned structures that are costly and time-consuming to fix.
